The disclosure is signed on every deal
Ohio Revised Code 5301.95 now requires a wholesaler to tell the owner, in writing, before anything is signed, that we may assign the contract for a fee. We hand that form to every seller and we keep the signed copy. No exceptions, no fine print.

Every deal here is under contract with the owner by us, not reposted from another wholesaler. The ARV comes from renovated comps you can pull yourself, and every house has been walked with a contractor, not guessed at.

The person behind the deals
Built by one investor for the investors he works with
Solomon Sparks has been investing in Columbus real estate since 2018, when he started fixing and flipping houses and sourcing every deal himself, direct from the seller. He founded Closing Columbus in 2021 after seeing that nobody was consistently bringing good, honest deals to the Columbus investment community.
Since then Closing Columbus has transacted more than 300 real deals, every one sourced direct to seller and closed. Today Solomon runs the company and is building a multifamily portfolio the same way, buying distressed apartment buildings off market at a discount. Multifamily deals are coming to this site soon.

Questions investors ask
Straight answers
What does off-market mean here?
The houses we sell are not listed on the MLS or the public portals. We put them under contract directly with the owner, usually someone who wants a fast, simple sale, and then we assign that contract to an investor. You buy at our contract price plus our fee, which is included in the price you see on the site.
How do I buy one of these properties?
Pick a property, run the numbers, and send an offer through the form on that page. We reply the same day. If we agree on price you sign an assignment agreement, put down earnest money with the title company, and close on the date in the contract. Most closings are inside 21 days.
What kind of financing do you accept?
Cash, private money, and hard money. These are assignable contracts on houses that need work, so conventional mortgages do not fit. If you need a lender we can point you to local hard money lenders who close on our timelines.
Can I walk the property before I make an offer?
Yes. Most of our properties are vacant with a lockbox. Tell us when you want to go and we will set it up. For occupied properties we schedule a showing with the owner. We would rather you see the house than guess.
Where does your ARV come from?
ARV comes from recent renovated sales within a half mile and similar size, pulled the week we list. We also walk every house with our contractors before we price it, so the spread already allows for the work the house needs. They are our honest estimates, not guarantees. Do your own diligence and run your own comps.
