Whitehall is its own city on the east side of Columbus, wrapped around the old Defense Supply Center and bordered by Bexley to the west. It is small, dense, and built almost entirely in one decade, which makes it easy to underwrite.

Brick and frame ranches and Capes from the late 1940s to early 1960s, most with three bedrooms, one bath, and a one car garage. Lots are a reasonable size and basements are common on the ranches. The housing is simple and sturdy.
The numbers
Dated ranches trade from the 110s to the 160s. Renovated three bed ranches have been selling in the 190 to 240 range, sometimes higher on the Bexley side. Rents run 1,400 to 1,700 for a renovated three bed.
What works here
Cosmetic flips. Most Whitehall houses need paint, flooring, a kitchen, and a bath rather than structural work, so timelines are short. First time buyers like the price point and the location, and the city has been investing in the Broad Street corridor.
