
The South Side covers the streets south of German Village and Merion Village down through Reeb-Hosack and the Parsons Avenue corridor. The renovation wave has been moving south for years, and houses that were passed over ten years ago are now in the path of it.
The housing
A dense mix of brick foursquares, worker cottages, and frame two story houses built between 1890 and 1930. Small lots, high ceilings, original trim in the brick houses, and a lot of untouched estates. Further south toward Route 104 the stock shifts to 1940s and 1950s ranches and Capes.
The numbers
Untouched houses trade from the 60s to the 130s depending on how close they are to Merion Village. Renovated foursquares have sold from the 200s to over 300 near the Village line. Cottages and Capes renovate and sell in the 150 to 220 range.
What works here
This is a flip market first. Buyers come from German Village and Schumacher Place looking for the same house at half the price. Buy and hold still works east of Parsons where prices are lower. Historic details are worth keeping in the brick houses, they are what the end buyer is paying for.
