The Hilltop runs west from Franklinton along West Broad Street to the Westgate area. It is the largest stock of cheap, structurally sound housing left inside the city limits, which is why it is the first place Columbus investors look for a first flip or a rental that pencils.
The housing
Mostly 1910s to 1940s frame bungalows and two story houses on 30 to 40 foot lots, with a good number of side by side doubles near Sullivant Avenue and brick foursquares closer to Westgate. Alley access is common, basements are standard, and a lot of houses still have original wood floors under carpet.
The numbers
Entry level houses trade from the 40s to the 90s. Renovated bungalows have been selling from the low 100s to around 160, with the Westgate pocket higher. Rents for a clean three bed run in the 1,200 to 1,500 range.
What works here
Buy and hold works everywhere in the Hilltop because the price to rent ratio is the best in Franklin County. Flips work best south of Broad near Westgate and along the Sullivant corridor where renovated comps are established. Watch for houses with knob and tube wiring and old roofs, both are common and both are priced in on our deals.
