
The Near East Side runs from Olde Towne East through King-Lincoln, Franklin Park, and Eastgate to the Bexley line. It has the biggest, best built housing stock in the city and it has been filling in block by block from the west.
The housing
Large 1890s to 1920s brick and frame houses, many of them side by side doubles, plus Italianate and Queen Anne singles near Franklin Park. High ceilings, big porches, slate roofs, and floor plans that convert well. Some blocks are fully renovated, the next block over is not.
The numbers
Doubles needing work trade from the 120s to the 200s. Renovated doubles have sold from 300 to well over 400 near Franklin Park. Renovated singles in Olde Towne East and Eastgate run from the 300s into the 500s.
What works here
House hackers and small landlords want the doubles, and they will pay for a finished product. Flippers target the singles closest to the Bexley line and Franklin Park. Renovation budgets are bigger here because the houses are bigger and buyers expect a high finish.
