
Linden sits north of downtown between I-71 and Cleveland Avenue, split into South Linden and North Linden at Hudson Street. It has been one of the most active investor neighborhoods in Columbus for a decade and it is still delivering some of the best cash flow inside the outerbelt.
The housing
1920s to 1950s frame houses, many two story with front porches, plus Cape Cods and small ranches further north. Lots are narrow, most houses have basements, and vinyl siding is common. North Linden has more owner occupants and larger lots.
The numbers
Houses needing work trade from the 50s to just over 100. Renovated three beds have been closing from the 150s to just under 200 in the better pockets. Rents for a renovated three bed run 1,300 to 1,600.
What works here
Landlords like Linden for tenant demand and section 8 rents that often exceed market. Flippers have found buyers north of Hudson and near the Linden Park area. Expect to replace kitchens and baths in almost everything and budget for electrical panels.
