Buying an off-market deal

What does off-market mean here?

The houses we sell are not listed on the MLS or the public portals. We put them under contract directly with the owner, usually someone who wants a fast, simple sale, and then we assign that contract to an investor. You buy at our contract price plus our fee, which is included in the price you see on the site.

How do I buy one of these properties?

Pick a property, run the numbers, and send an offer through the form on that page. We reply the same day. If we agree on price you sign an assignment agreement, put down earnest money with the title company, and close on the date in the contract. Most closings are inside 21 days.

What kind of financing do you accept?

Cash, private money, and hard money. These are assignable contracts on houses that need work, so conventional mortgages do not fit. If you need a lender we can point you to local hard money lenders who close on our timelines.

Can I walk the property before I make an offer?

Yes. Most of our properties are vacant with a lockbox. Tell us when you want to go and we will set it up. For occupied properties we schedule a showing with the owner. We would rather you see the house than guess.

Where does your ARV come from?

ARV comes from recent renovated sales within a half mile and similar size, pulled the week we list. We also walk every house with our contractors before we price it, so the spread already allows for the work the house needs. They are our honest estimates, not guarantees. Do your own diligence and run your own comps.

Do I need to be on the buyers list to buy?

No. Everything on the site is open to anyone. The buyers list gets the deal by email or text the day it goes under contract, usually a day or two before it appears here. On competitive deals that head start matters.

I am an agent with an investor client. Do you pay referrals?

We work with agents all the time. Send us your buyer's criteria and we will send matching deals. Compensation depends on the deal, so ask us about it before you bring a buyer.

Who is Solomon Sparks?

Solomon Sparks is the founder and principal of Closing Columbus, a real estate wholesaler based in Hilliard, Ohio. He finds the houses, walks them, negotiates with the owners, underwrites the deals, and works directly with the investors who buy them. When you send an offer or a question through this site, he is the one who answers.

Are you a licensed real estate brokerage?

No. Closing Columbus is a real estate wholesaler. We contract to buy houses on our own behalf and assign our interest in those contracts to investors. We do not represent buyers or sellers and we tell every seller that in writing before they sign, as Ohio law requires.

Selling your house to us

How does selling to Closing Columbus work?

Tell us about the house. We look at it, usually within a couple of days, and make you a written cash offer with no obligation. If you accept, we sign a purchase contract, the title company handles the paperwork, and you pick the closing date. You do not clean, repair, or show the house to anyone.

Is your offer below what I could get with an agent?

Usually, yes. We buy houses that need work and we buy them fast, and the price reflects that. What you save is repairs, commissions, months of showings, and the risk of a deal falling through. For some houses and some situations that trade is worth it. For a move in ready house in a good area, listing it is probably the better choice, and we will tell you so.

Will you actually be the one buying my house?

Often another investor closes on the purchase. We are a wholesaler, which means we may assign our contract to a buyer we work with. Ohio law requires us to disclose this to you in writing before you sign anything, and we do. Either way the price and closing date in your contract do not change.

What kinds of houses do you buy?

Houses that need work, inherited houses, rentals with tenant problems, houses behind on payments, and houses whose owners just want to be done. Any condition, any situation, across Franklin County and the surrounding counties.
