
Reynoldsburg sits on the far east side along Main Street and Broad Street, straddling Franklin, Licking, and Fairfield counties. It is a solid middle market suburb with three school districts and steady demand from families priced out of Gahanna and Pickerington.
The housing
1960s to 1980s split levels, bi-levels, and ranches on the west side, with 1990s and 2000s subdivisions to the east. Two car garages are standard in the newer areas. Most houses have fenced yards and quarter acre lots.
The numbers
Houses needing updates trade from the 150s to the 220s. Renovated three and four beds have been selling from 240 to 320 depending on the school district. Rents for a three bed run 1,600 to 2,000.
What works here
Owner occupant flips with a clean modern finish. Buyers here are families who want move in ready, and they will pay for it. Rentals work too, but the price to rent ratio favors a flip or a short hold.
