
Hilliard is the northwest suburb along I-270 with one of the most requested school districts in central Ohio. Prices are higher than the east and south suburbs, but so are the resale values, and the buyer pool is deep.
The housing
Mostly 1980s to 2000s two story and ranch houses in planned subdivisions, plus an older core near Main Street with 1950s and 1960s houses on bigger lots. Vinyl siding with brick fronts, two car garages, and finished basements are typical.
The numbers
Dated houses trade from the 230s to the 320s. Renovated houses have sold from the 350s to well over 450. Rents run 2,100 to 2,700.
What works here
Higher price point flips with a modern finish. The older houses near Main Street on large lots are the standout opportunity because new construction cannot match the lot size. Rentals are harder to make pencil at these prices unless bought deeply discounted.
