
Newark is the county seat of Licking County, about 35 minutes east of downtown Columbus and a short drive from the Intel site in New Albany. It has an older housing stock, low entry prices, and a rental market that has tightened as construction workers and new employers moved in.
The housing
1890s to 1930s frame two story houses and cottages near downtown and the north end, 1950s ranches to the west and south, and newer subdivisions toward Heath and Granville. Deep lots with alleys and detached garages are common in the older sections.
The numbers
Houses needing work trade from the 50s to the 110s. Renovated three beds have sold from 150 to 210 in the better sections. Rents for a three bed run 1,200 to 1,550 and have been climbing.
What works here
Buy and hold is the natural play with rents rising faster than prices. Flips work on the north end and near Granville Road where buyers are more discerning. Expect older mechanicals and roofs in the downtown stock.
